Grove Street, stretching from Davis Avenue in the northwest to a cul-de-sac in the southeast, is a neighborhood in Los Santos known for its diverse gang presence. Situated parallel to a section of the Los Santos Storm Drain and close to the Maze Bank Arena, the area has unfortunately been marked by socio-economic deprivation and elevated levels of criminal activity.

Grove Street's history is deeply intertwined with gang activity, with various factions vying for control over the territory. Initially inhabited by the Grape Gang from 2017 to 2018, the neighborhood underwent significant changes in ownership.

Originally under the control of the South Side Ballas, Grove Street saw a shift in power around mid-2020 when they were ousted by the Leanbois, leading to the area being dubbed Lean Street. Subsequent transactions saw the cul-de-sac on Grove Street changing hands, with Leanbois selling it to Chang Gang in August 2020, who later transferred ownership to the East Side Ballas until their eventual dissolution.

By the onset of 2021, the Ballas had reasserted their dominance over this notorious gang turf, maintaining control except for a brief period in October when Chang Gang temporarily seized the territory during a conflict. In early February 2023, Seaside briefly challenged the Ballas' hold on the cul-de-sac, managing to maintain control for three days before it reverted back to the Ballas.

During the 5-year crisis, the Ballas maintained their presence on Grove Street. Following the city's reopening, a series of property transactions occurred in the neighborhood, reflecting the shifting dynamics of its inhabitants.

Chang Gang acquired the house on Grove Street #12, situated near the cul-de-sac, shortly after the city resumed normal operations. Concurrently, the OldBois secured ownership of Roy Lowenstein Boulevard #3, notable for its garage facing the cul-de-sac. Subsequently, the former members of The Mandem, known as the The Manor, purchased Grove Street #9, adjacent to the Ballas' residence. On January 9th, Mr. K acquired Grove Street #13 for Section K Real Estate and four days later the founder of Grape Gang, the gang that first controlled Grove Street, Ming Jingtai and his Besties crew bought Grove Street #14 on the 12th of January, marking another change in property ownership within the area and his return back home for the first time in over 10 years.
